Where Foreigners Are Buying Property in Spain in 2025

Spain continues to be one of the most attractive destinations in Europe for international property buyers. In 2025, demand from foreigners for Spanish real estate is strong, with coastal provinces and island markets leading the way. According to idealista’s Q2 2025 data, provinces such as Alicante, the Balearic Islands, Málaga, and Santa Cruz de Tenerife attract the highest share of international demand, while major cities like Valencia, Barcelona, and Madrid also see significant activity.

Provinces in Spain with the Highest Foreign Property Demand

Foreign buyers are particularly focused on Spain’s Mediterranean coast and islands. The provinces with the largest share of international demand are:

  • Alicante – 33.2% of all demand comes from abroad
  • Balearic Islands – 31.5%
  • Málaga – 27.1%
  • Santa Cruz de Tenerife – 25.8%

Other popular areas include Girona (24%), Las Palmas (20.2%), Almería (17%), Murcia (16%), and Granada (15.4%), all well above the national average.

Nationalities Buying Property in Spain in 2025

The type of buyer varies depending on the province:

  • Alicante: Dutch buyers dominate (19%), followed by Germans (12%) and Brits (11%).
  • Balearic Islands: Germans make up 42% of searches, with Brits (11%) and French (7%) behind.
  • Málaga: Brits remain on top (14%), closely followed by Dutch (13%) and Germans (10%).
  • Santa Cruz de Tenerife & Las Palmas: Germans lead interest (25% and 24%), with Italians and Brits also active.
  • Girona: The French take the lead (36%), ahead of Germans and Dutch (both 13%).

Across southern Spain, the British are the most active in Almería, Murcia, and Granada, while the French dominate in Tarragona, Castellón, and Guipúzcoa. German buyers hold the lead in Cádiz and Jaén.

Foreign Buyers in Spain’s Major Cities

In Spain’s largest residential markets, foreign demand is smaller in percentage terms but still significant:

  • Valencia: 12.8%, with the Netherlands (12%), Germany (11%), and the US (11%) leading.
  • Barcelona: 9.5%, where Germans and Americans each account for 13%, followed by the French (11%).
  • Seville: 5.8%, led by US buyers (15%), Germans (13%), and Brits (12%).
  • Madrid: 4.6%, dominated by US citizens (16%), Brits (10%), and Germans (9%).

Spain’s Property Market Outlook for Foreign Buyers

In 2024, foreigners purchased almost 93,000 homes in Spain, representing 14.6% of all property transactions. While the British remain the largest single group, their share is gradually decreasing as demand from German, Dutch, French, and Italian buyers grows.

The trend for 2025 is clear: Spain’s Mediterranean coast and islands will remain the top hotspots for international buyers, but interest is diversifying. Coastal regions such as Alicante, the Balearics, and Málaga are still the primary focus, while urban hubs like Valencia and Barcelona continue to attract a mix of European and non-European buyers, especially from the United States.
